Ed was an amazing agent and I walk around DC calling him the "best agent in the city" for a reason. This was my first home-buying experience and, while I am knowledgeable and strong-willed, Ed still taught me a lot and took me very smoothly through the process. He always had good tips and guidance and was tenacious from the get go - we met one day and talked about what I was looking for, went out a week later and saw 15+ houses, tweaked strategies once more and then on only our second trip out voila! the perfect home. (In fact, we found two places that I could have chased after but the place I ended up with is even more amazing). Then, during negotiation, inspection, appraisal and appraisal problems and then showing the house to my nosey parents who wanted to see what I was purchasing, Ed was the go-to-guy handling everything. It was a cinch with his help and backup. He was always happy to help, answer my phone calls, deal with mortgage issues and so on. Everything was easy and flawless with Ed behind me. But wait - there is more! - after buying the house I had to put in a significant amount of work to renovate the place. It had water damage, needed new paint, a 1970's disco living room (mirrored tile walls and a disco lamp anyone?) and a brand new rear concrete patio. Problem was, I had to go on a long pre-planned trip out of the country and could not manage things. Talk about scary - first-time homeowner, monthly mortgage costs kicking in, new home is uninhabitable, what do I do? Luckily, I had Ed. He oversaw the contractors that I hired, sent me photo updates and then did a walkthrough with me a month later to tell me what needed to be fixed by my contractors. All of this after he had been paid a commission and could have walked away. Simply amazing. He went above and beyond his call of duty. Ed is a fantastic, honest, hard-working and great agent. I went through three weak agents before finding one that I liked and he did not let me down ever. Since then I have sent a few people his way and will continue to do so. My only dream now is that I can find a few million somewhere and start buying more properties with him because he seems to find hidden jewels that are guaranteed to make you happy. PS - Be sure he shows you his current house on Tilden. Talk about a dream space.
Ed Carp is amazing and I recommend him wholeheartedly and without qualification. He has expertise in all steps of the homebuying process: helping you (as a buyer) find a neighborhood that is right for you, what to look for and think about as you walk-through homes, developing comps and pricing for you to consider in making an offer, writing up terms and submitting offers with you, and walking you (even as a new homebuyer) through the offer, inspection, and closing process all while putting your nerves at ease. It is not an exaggeration to say I'd trust Ed with my life. Ed has a great and big personality, and will share his views and his valuable perspective with you, but with total respect and not pushing his views on anyone. To give a full picture of how amazing Ed was: Ed helped my wife and I buy a home at the end of 2011. Due to our work travel schedules, our search took about 6 month…

Ed has a great and big personality, and will share his views and his valuable perspective with you, but with total respect and not pushing his views on anyone. To give a full picture of how amazing Ed was: Ed helped my wife and I buy a home at the end of 2011. Due to our work travel schedules, our search took about 6 months -- and began with our uncertainty as to which neighborhood in DC was "right" for us. Ed took us throughout the city and helped us figure out quickly where we wanted to live (capitol hill/h st). We were extremely picky in making sure the home we'd saved so long for was just right. (Hence the 6-month search) Ed could not have been more supportive-tirelessly visiting new listings with us as well as giving us the right amount of space to figure out exactly what we wanted. His perspective was invaluable. And after we found the perfect home, Ed walked us through the offer and closing process, carefully addressing jangled nerves whenever we got them. For example, some potential issues came up during the inspection, but Ed was wonderful in negotiations (always pleasant, never ugly) and we worked with the seller to agree on the right final repairs so we all could close on time. Ed even stayed in touch after closing, making sure things worked out as we expected. About ten years before, I bought a condo unit with a realtor who was very nice and perfectly adequate, so I have some basis for comparison. But in the world of DC real estate, Ed is truly a star.
Ed is absolutely fantastic-he helped me buy, and then four years later, sell, my first home, and I would enthusiastically recommend that anyone in the DC area work with him. Ed does not just sell homes, for first-time buyers he provides an invaluable education and he makes the entire experience fun you can tell when you work with him that he really loves what he does. Before we looked at a single place Ed sat down and walked me through the process; when we started looking he showed me how to look at doors and cabinets to see if they were well made, he offered advice about security systems, and when I was finally ready to make an offer he educated me about property taxes in DC (there was a tax advantage if I offered below a certain point, would never have known about it without him). There was never any pressure from Ed, he was invested in making sure I found the right place for me-to the…

There was never any pressure from Ed, he was invested in making sure I found the right place for me-to the point that after my offer was accepted, Ed had me go look at one more similar apartment, just as a gut check to make sure that I really was in love with the one I had picked. After going through the buying process with Ed, my trust in him was absolute. When I unexpectedly needed to sell, while I was living abroad four years later, I could never have done it without him. Ed looked at my apartment, made recommendations about the work that needed to be done, and then oversaw that work. Ed updated me on the market, helped me decide on the appropriate listing price, planned an open house, and handled the sale. I think that Ed is possibly the only person in the world who could make selling my home in D.C. while I was living in Asia a low-stress experience. If I ever move back to D.C., Ed will be my first call. And wherever I live I'll be a better-educated homeowner and will find the process of searching for and buying a home much less intimidating because I was lucky enough to learn from Ed!
If I were writing a job description for the perfect realtor it would be based on Ed Carp's performance. In June of last year Ed found us a beautiful apartment that was exactly what we were looking for and in the ensuing months sold our house under very difficult circumstances involving the construction of a high-rise apartment building next door. In shepherding us through these transactions Ed was the consummate professional, energetic and knowledgeable, fluent in his knowledge of financial markets and creative in his understanding of day-to-day real estate operations in D.C. His guidance through the impenetrable mortgage loan industry was invaluable. Through his efforts we secured the most favorable rates and with his assistance were able to negotiate terms that met our financing needs. And throughout the process he was unfailingly good-humored, resilient and accessible. Moreover, he was marvelously efficient in organizing our affairs so that the move went much more smoothly than it would have had we been left to our own devices. First off, Ed arranged for packing boxes of all sizes-china barrels, wardrobes, book cartons-to be delivered, along with the necessary bubble wrap and tape dispensers so that we could begin packing. At the same time he directed efforts to de-clutter the closets and bookshelves, paint and repair scuffed areas and generally prepare the house for showing. He also provided two helpful young men who had worked for him before to disconnect and pack up all the electronic equipment. (And later supervised them in re-installing everything in the new apartment (o.k., we're pretty lame at such tasks.)
Ed has been named a Top Agent by Washingtonian Magazine every year since 2017, and has been recognized as a Washingtonian Magazine ”Best Agent” (there are only one hundred named annually in the Greater Capital area,) since 2021.
